    We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the  TPO Code of Practice for Letting Agents.

    Is my property legally compliant under this service?

    Yes. We ensure compliance with:

    • Housing Act 2004
    • Landlord and Tenant Act 1985
    • Gas Safety (Installation and Use) Regulations 1998
    • Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020

    We also ensure:

    • Valid EPC
    • Gas Safety Certificate
    • EICR (Electrical Certificate)
    • Smoke & CO alarms installed

    Can I sell the property during the agreement?

    Yes, but the agreement may transfer to the new owner or require notice. We explain exit options clearly before signing.

    What is a Rent Guaranteed service?

    A Rent Guaranteed service is where we agree to pay you a fixed monthly rent for a set period — whether the property is occupied or not. You receive consistent income without worrying about void periods or missed payments.

    How is this different from standard letting?

    How do you guarantee the rent?

    We sign a fixed-term agreement with you (usually 1–5 years). We then manage the property and tenants. Your rent is contractually guaranteed for the agreed period.

    Who is responsible for maintenance?

    This depends on the agreement. Typically:

    Landlord: structural issues, major repairs.

    We handle minor maintenance and tenant-related issues.

    All responsibilities are clearly outlined in the contract.
